This 30ha brownfield site adjacent to Darlington College and Teesside University was selected as a regeneration flagship project for Tees Valley. The development includes five hundred new homes, leisure and community facilities, a hotel, office accommodation, and a new link to Darlington railway station. The linear park through the centre of the development, is focused around a substantial open water sustainable urban drainage system, incorporating natural play elements, and complex ecological habitat creation zones.
Throughout the development, ‘character zoning’ defines function and connectivity, highlighted by bespoke design features and materials. The zones include the beach, the lime avenue, and the eco reserve where residents can interact with individuals and the wider community. There are cohesive links between the character zones across the development as well as connecting links to the surrounding areas.
